It is no secret that more and more people are buying homes that sell a lifestyle. The same trends are showing for those wanting to stay in beautiful holiday homes, giving them a glimpse into a luxury lifestyle when taking a well earned break.
The financial goal for many owners of serviced accommodation properties is maximum occupancy. Achieving occupancy levels and commanding a great nightly price is the dream.
Achieving the balance of a beautiful holiday destination and keeping in line with a budget is a tricky one. Creating a space that works for your guests is imperative. Holidays are precious for people and there is nothing worse than arriving at a holiday home you’ve booked to a tired and dated space, often filled with furniture that doesn’t quite look right and stripped bare to make it easy to clean between bookings!
There is also lots of competition and so having a point of difference can really help seal the deal and secure the best occupancy possible.

Think about your guest experience.
This should be the first thing that you consider before anything else. How do you want to people to feel when staying at your property? What do you imagine your potential guests doing when staying? These ideas will help you when making other decisions in the refurbishment process.
Make sure the space is comfortable and inviting.
This means decluttering, cleaning, and making sure the furniture is arranged in a way that allows for easy movement and sociable use during your guests stay. Avoid keeping things clinical and add candles, artwork, accessories, books, games and blankets to add to a welcoming and comfortable space.
Don’t be afraid to be different.
Adding some stylish touches to your property not only adds to the design of your property but helps you stand out from alternative holiday homes in your area. These don’t have to be expensive additions but they can make a huge difference to your occupancy.
Consider your storage and organisation set up.
Provide plenty of storage space. This will help to keep the space tidy and organised, give guests a place to put their belongings and show that the processes are set up well, instilling confidence in your guests. It can be a huge turn off for guests to open a cupboard to complete chaos.
Ensure the kitchen is well-equipped.
Do not feel like skimping in this area! Have all of the necessary appliances, utensils and more. There is nothing worse than booking a holiday rental for 6 guests with only one set of cutlery each, meaning a wash up between in course!
Consider the needs of your target audience.
If you're targeting families, you'll need to make sure the space is child-friendly. This means having certain equipment including cots, baby gates and highchairs. If you're targeting active guests, you'll need to make sure the space is set up ready for bikes, hiking boots and or wetsuits.
Go the extra mile.
Don’t choose the cheapest bedding, fill the bookcase with books, provide the basics in the kitchen. If you want to stand out from the competition, go the extra mile for your guests and make it a holiday to remember for the good reasons!
