Fulford Road, York: A Contemporary Home with Quiet Confidence
We recently had the pleasure of staging a beautiful new‑build home on Fulford Road in York, a project by developers Woodstone 1 that has since been shortlisted for both the York Design Awards and the RICS UK Awards. It’s always a privilege to be involved in a development where the design intent is so clear, and this home was no exception.
A THOUGHTFUL, MODERN HOME
The property sits just outside York’s historic centre, but its aesthetic is firmly contemporary. Clean lines, generous glazing and a calm, well‑planned layout give the house a sense of ease from the moment you step inside. Woodstone’s attention to detail is evident throughout - from the bespoke joinery to the quality of finishes in the kitchen and bathrooms.
Our role was to bring warmth, softness and a sense of “home” to the space, allowing potential buyers to immediately understand how the rooms could work for everyday living.
OUR APPROACH
With a property like this, the architecture already does a lot of the talking. Staging becomes about enhancing what’s there rather than adding unnecessary layers.
We focused on:
Luxe neutral tones to complement the natural light of the home
Soft textures and natural materials to balance the clean architectural lines
Simple, purposeful furniture layouts that help define each space
Subtle colour accents to add personality without overwhelming the design
The aim was to create a calm, inviting atmosphere that feels contemporary but still warm and liveable.
HELPING BUYERS CONNECT WITH THE SPACE
Staging can make a significant difference in new‑build homes, where empty rooms can sometimes feel larger, colder or harder to visualise. By introducing considered furniture and styling, the flow of the house becomes clearer, and buyers can more easily imagine themselves living there.
At Fulford Road, the transformation was immediate. The open‑plan areas felt more grounded, the bedrooms more restful, and the overall character of the home came through with clarity.
