CAN YOU REALLY AFFORD NOT TO STAGE IT?
You've invested hundreds of thousands of pounds developing a property. You've carefully considered every finish, fixture and detail.
So why, when it's time to sell, would you leave one of the most important parts of your marketing to chance?
For property developers, home staging isn't simply about making a property look beautiful. It's about presenting an investment at its best, protecting your margin and giving buyers every reason to choose your development over the competition.
1. Every Month on the Market Has a Cost
For developers, a completed but unsold property isn't simply an inconvenience. It can be an ongoing expense.
Finance, insurance, utilities and maintenance costs continue to affect the bottom line, while money tied up in a completed development may be unavailable for the next project.
And the UK property market isn't always forgiving.
According to Zoopla's May 2026 research, 44% of UK properties listed over the previous three years failed to sell.
While pricing remains one of the biggest factors, it highlights the importance of having a strong sales and marketing strategy from the outset.
Staging can't guarantee a quicker sale, but presenting a development professionally gives buyers a clearer understanding of the home and what it offers.
For a developer carrying significant monthly holding costs, it's an investment worth considering.
2. Protecting Your Asking Price - and Your Profit
Reducing the asking price can be an expensive decision.
Zoopla reported that UK properties sold during the first quarter of 2026 achieved, on average, 3.5% below their asking prices.
On a £500,000 development, that percentage would represent £17,500.
Of course, staging can't guarantee an asking-price sale, and the right price remains essential.
But when a development isn't attracting the interest expected, we'd encourage developers to review the whole marketing package before immediately reducing the price.
Are the photographs doing the property justice? Do the rooms demonstrate their full potential? Can buyers easily imagine how the home would work for them?
A professional staging package can cost considerably less than even a relatively modest price reduction.
It's not about avoiding necessary price adjustments. It's about making sure the property has been given the best opportunity to appeal to its target market.
3. Making Your Marketing Work Harder
In August 2025, Zoopla reported that properties requiring an asking-price reduction took 2.4 times longer to sell than those that didn't need one.
That doesn't mean presentation alone prevents price reductions. But it demonstrates how costly a prolonged sales process can become.
For developers, professional photography, estate agency marketing and online listings are already part of the sales budget.
Staging helps make those marketing assets more effective at communicating the property's space, layout and lifestyle potential.
An empty open-plan room might be beautifully finished, but furniture shows buyers where the dining table sits, how the living space works and how comfortably the room can accommodate everyday life.
When buyers are comparing several developments online, those details can make the property easier to understand and more memorable.
The objective is simple: give buyers the clearest possible picture of the home they're considering, before they've even booked a viewing.
4. Staging Doesn't Have to Be a Significant Percentage of the Development Budget
Not every property needs a fully furnished show home.
For some developments, staging the key living areas is enough. Others benefit from a complete scheme, particularly when the furniture can be used for marketing, viewings and potentially across multiple plots.
The right approach depends on the property, target buyer and budget.
At Flo & Co, we offer flexible staging rental and furnishing options, allowing developers to choose an approach appropriate to their project.
And when you consider staging against the overall value of a development, the investment can be relatively modest.
A Small Investment With a Bigger Commercial Purpose
Let's put some illustrative numbers around it.
On a £500,000 property, a staging package costing £3,495 + VAT represents less than 1% of the asking price before considering VAT recovery.
If staging helps protect even a small part of the asking price, or contributes to reducing the time a completed property is held, the financial benefit could outweigh the cost.
That outcome isn't guaranteed, and staging should always sit alongside sensible pricing and a strong estate agency strategy.
But the question for developers shouldn't simply be, “Can we afford to stage this property?”
It should be, “What could it cost us if we don't present it at its best?”
