Now let’s not pretend that when someone views a property, they're obviously looking at the practical things.
Is it the right location for us. Does it have enough bedrooms? Is the kitchen big enough? What is the garden like? Where will we park?
But they're also deciding something much less practical.
How does this house make me feel?
And often, that happens before they've really thought about it.
It's one of the reasons we approach property staging as much more than simply putting furniture into an empty room. We're trying to help create that moment where a buyer stops looking at somebody else's property and starts imagining it as their home.
The First Viewing Usually Happens Online
Before a buyer ever walks through the front door, they've probably already viewed the property online. They might be scrolling through dozens of listings, often quite quickly, deciding which ones are worth looking at more closely.
That's why presentation and photography matter so much.
A well-presented room gives someone a reason to stop scrolling. It helps them understand the space, but it also gives them a glimpse of the lifestyle the property could offer.
You want them to think, I'd like to see more of this one.
Creating Warmth
One of the biggest changes we see when staging an empty property is simply the introduction of warmth.
A beautifully renovated room can still feel quite stark when it's completely empty. Add properly scaled furniture and suddenly the room begins to make sense.
Then come the softer layers - lighting, artwork, cushions, throws, books, greenery and accessories.
None of those things should be the star of the show.
In fact, the aim isn't for a buyer to notice every cushion we've chosen.
Ideally, they don't.
They simply notice that the room feels inviting.
And No, Everything Doesn't Have to Be Beige
When you're designing your own home, it should reflect you.
Property staging is slightly different because we're designing with the likely buyer in mind.
But that doesn't mean stripping every bit of personality out of a property.
We love using colour in our staging schemes – earthy greens, soft blues, warm browns and deeper, muted tones can all add depth and character.
The trick is knowing how much to use.
We want a property to feel considered and memorable without the styling becoming so personal that a buyer struggles to see past it.
It's a balance between giving a home enough personality to create a feeling, while still leaving space for someone else to imagine making it their own.
Show Them How Life Could Look
Some of the most effective parts of staging are actually very simple.
A dining table shows where everyone could gather.
A chair and lamp can turn an unused corner into somewhere to sit with a book.
A desk can show that an overlooked space could work brilliantly as a home office.
A beautifully dressed bed can completely change the feeling of an empty bedroom.
These aren't grand design statements. They're little suggestions of everyday life.
Because when buyers walk around a property, they're not only looking at rooms.
They're imagining Sunday mornings. Friends around the table. Evenings on the sofa. Children coming home from school. Where the Christmas tree might go.
They're beginning to picture their life there.
The House Should Still Be the Thing They Remember
This is really important to us.
Good staging shouldn't shout.
We're not trying to distract from a property or fill it with things for the sake of it.
The furniture and styling are there to support what's already there - to demonstrate scale, make the layout easier to understand, draw attention to the best features and create a sense of warmth.
Ultimately, the house should be the thing a buyer remembers.
We’ve simply helped them see what living there could look like.
Selling More Than Four Walls
There are lots of practical elements involved in selling a property: price, location, marketing, photography, timing and choosing the right agent.
Presentation is another part of that strategy.
You can't control whether a buyer loves the location or needs an extra bedroom.
But you can influence the experience they have when they first discover the property.
And sometimes the difference between simply viewing a house and beginning to imagine it as home is in how that house makes them feel.
